Concept
From a close reading of the NYC Building Code, the concept emerges from the allowance of a single egress if the occupancy is below 6 floors and 2,000 sf/ floor. Paired with a single-keyed elevator, circulation condenses to the center of the lot. Vertical compression of the egress
staircase increases the number of landings, each leading onto a floor-through apartment,  which results in a split-level or shifted section. The resulting tight core supports: access to daylight; preservation of habitable floorspace; flexible unit configurations; and luxuries uncommon to affordable housing.

ECOLOGICAL VERTICAL TRELLIS


The facade concept negotiates competing desires for a contextually appropriate façade and daylight provided through floor-to-ceiling windows.
Without sacrificing interior floor area, the carbon sequestering structural grid concept further provides opportunities to articulate setbacks and
massing s ince both trellises and balconies are permitted obstruct ions exempt from zoning.
